Most kitchen remodels in Seattle go wrong before the first cabinet goes in
Seattle homeowners usually call us after one of these has already happened on another job. Each one is avoidable with a real plan and a fixed scope.
Cabinets ordered before the room is measured
Cabinets built to a guessed layout don’t fit out-of-square walls in older Seattle homes. Re-orders add 4–10 weeks.
Hidden water damage under the sink and dishwasher
Slow leaks rot subfloor and joists. Found mid-project with no plan, it becomes an expensive change order.
Electrical and venting not brought up to code
New appliances, island outlets and hood ducting need permits in Seattle. Skipping them causes trouble at resale.
Cheap countertops on a layout that doesn’t work
Pretty finishes can’t fix a cramped work triangle, no landing space and a fridge door that hits the island.
Measured, planned and priced before anything is torn out
- Field measure first. We measure and photograph the room, open suspect areas and check framing before cabinets are ordered.
- Itemized fixed price. Cabinets, counters, tile, flooring, labor and permits listed line by line. No “allowance” surprises.
- Permits handled. We pull Seattle permits where electrical, plumbing or structural changes require them.
- A working kitchen sooner. We sequence the work so the room is closed up quickly and you know the timeline each week.

Check us before you let us in the door
Washington law requires every contractor to be registered, bonded and insured. Plenty of “handymen” quoting your job are not. Here’s our paperwork so you can verify it yourself in about a minute.
Verify it yourself: search our registration number on the Washington State L&I Verify a Contractor page — you’ll see the active licence, the bond, the insurance, and that we have no lawsuits, violations or L&I tax debts on record. A current certificate of insurance and our L&I printout go out with every quote, and we’ll name you as certificate holder on request.

Modern kitchen with quartz countertops, stone backsplash, custom cabinets and an island
A turnkey kitchen renovation: custom cabinetry, an island layout, engineered quartz countertops with marble-look veining, a stone backsplash and new stainless steel appliances. See the full project →

Worn kitchen floor replaced with water-resistant wood-look LVP
The old floor was worn through at the sink and range. We removed it, leveled the subfloor and installed LVP that runs under the island and into the dining area.

Open kitchen with island finished in a continuous wood-look floor
Old flooring was taken up down to the subfloor, then new plank flooring was laid through the kitchen and around the island for one continuous look.

What Seattle-area homeowners say after the job
Very professional, excellent work ethic, clean job site, great staff, and nothing changed on the agreement on price. The quality of the work was perfect.
Roof vents, meeting code for crawl space, painting deck and a bunch of other work. Responsive and demonstrate huge ownership of their work. Hard to find such contractors.
Project was completed quickly and on budget. They refaced a dated fireplace and installed two picture windows. Really high quality job in record time.
I was especially impressed by how thoroughly they protected the floors before getting started. Once the job was complete, they left the place spotless.

What homeowners ask before booking
How much does a kitchen remodel cost in Seattle?
Most Seattle kitchen remodels fall between $50,000 and $100,000 for a mid-range project with new cabinets, quartz countertops, tile and flooring. A refresh that keeps the layout can be $15,000–$35,000, and a full gut renovation with layout changes and high-end finishes often runs $100,000–$175,000 or more. We give you a fixed, itemized price after a free walkthrough.
How long does a kitchen remodel take?
A refresh usually takes 2–4 weeks. A full kitchen remodel takes about 6–10 weeks of construction, plus time for design, cabinet lead times and permits. We give you a written schedule before demolition.
Do I need a permit for a kitchen remodel in Seattle?
You usually need a permit from the Seattle Department of Construction and Inspections when you move or add plumbing, electrical circuits, gas lines or walls. Replacing cabinets and countertops in the same place often does not. We tell you what your project needs and pull the permits.
Can I live at home during a kitchen remodel?
Yes, most clients do. We contain dust, protect floors and can help you set up a temporary kitchen area. Water and power are only shut off for short, scheduled periods.
Do you supply cabinets and countertops?
Yes. We can source stock, semi-custom or custom cabinets and quartz, granite or other countertops, or install materials you buy. Either way, we measure and coordinate so everything fits.
Can you remove a wall to open up my kitchen?
Often, yes. We check whether the wall is load-bearing, plan a beam if needed, and get the structural permit. Our crew frames houses, so structural work stays in-house.
Do you offer free estimates?
Yes. The walkthrough and written estimate are free and yours to keep.
Are you licensed and insured?
Yes. Inreal Construction is registered as INREAL INC with Washington State L&I, contractor registration #INREAI*784MG, with a $30,000 contractor bond and $1M/$2M general liability insurance. You can verify us on the L&I Verify a Contractor page.
