Most Seattle flooring jobs are one of these four. Which is yours?
A floor doesn’t fail because of the planks. It fails because of what’s under them — and the day it was installed.
Every “bad floor” we’re called to fix comes down to the same shortcuts. Here’s the difference, line by line.
The cheap install
- ✕Planks laid the day they arrive. No acclimation — gaps by spring, cupping by fall.
- ✕Subfloor buried as-is. Dips, loose sheathing and old glue under the new floor. Squeaks and hollow tile within months.
- ✕No moisture test. Puget Sound slabs and crawlspaces push moisture up; laminate swells, hardwood buckles.
- ✕Subcontracted crew paid by the square foot. Fast, and nobody comes back when transitions lift.
How Inreal installs a floor
- ✓Material acclimated in your home 3–7 days, with expansion gaps set for the product and the season.
- ✓Subfloor screwed down, patched and levelled first — and photographed before we cover it.
- ✓Moisture-tested slabs and crawlspaces, then a vapour barrier or the underlayment the test calls for.
- ✓Our own crew, start to finish, with a 12-month workmanship warranty behind it.
Floor installation, refinishing and repair for every material
From a single bedroom to a whole-house replacement. We supply the flooring or install what you’ve already bought.

Hardwood Floor Installation
Solid and engineered hardwood: oak, maple, hickory, walnut. Nail-down, glue-down or floating, site-finished or pre-finished. We match new boards into existing floors for additions and repairs.

Luxury Vinyl Plank (LVP) & LVT
Waterproof, pet-proof and the most-installed floor in Seattle right now. Click-lock or glue-down, rigid core (SPC) for basements and kitchens. We level the subfloor first so it stays quiet.

Laminate & Engineered Wood
The wood look at a lower price. AC4-rated laminate for busy homes, engineered planks where you want real wood on a slab. Underlayment chosen for sound and moisture, not whatever’s cheapest.

Tile Floor Installation
Porcelain, ceramic and natural stone for bathrooms, kitchens, mudrooms and entries. Cement board or uncoupling membrane underneath, levelling clips for lippage-free large-format tile, sealed grout.

Hardwood Refinishing & Polishing
Dull, scratched or grey hardwood usually doesn’t need replacing. Dust-contained sanding, stain if you want a new colour, and a water-based or oil finish. Or a screen-and-recoat polish for floors that just look tired.

Floor & Subfloor Repair
Squeaks, soft spots, water-damaged boards, cracked tiles, sagging joists. We fix the cause under the floor — not just the board on top — so the repair doesn’t come back.

From measurement to the last transition strip — five steps, one crew
Most flooring frustration is about scheduling and dust, not the floor itself. Here’s how we keep both under control.
Quick call
Which rooms, roughly how many square feet, what’s there now and what you’re leaning toward. Ten minutes.
Same or next dayMeasure & subfloor check
We measure every room, check the subfloor for level and moisture, and bring samples at three price points.
Within 2 daysPer-square-foot quote
Removal, prep, material, install, trim and transitions on separate lines, with a start date and how many days.
Next business dayOrder & acclimate
Material delivered to your home 3–7 days ahead and stacked in the rooms it’s going in, so it adjusts before install.
1–2 weeksInstall & walkthrough
Old floor out, subfloor fixed, new floor in, trim and transitions on. Dust contained, rooms vacuumed, furniture back.
1–5 daysMeet the Inreal crew — the same faces from measurement to the final walkthrough
We don’t hand your floor to a subcontractor. Everyone below is on our payroll, trained on our jobs, and answerable to you and to us if something isn’t right.

Five floors, photographed before, during and after
Whole-house vinyl plank, a bathroom tile floor, a living room with arches and a backyard office — all installed by the crew above.
Water-damaged floor stripped to the subfloor, then wide-plank vinyl through the whole main level
The original floor had been wet for years — soft spots, stains, the smell. We pulled everything back to the sheathing, replaced two damaged sections, levelled, and laid a light oak-look luxury vinyl plank through living room, kitchen and hallway with no transitions in between.

Two layers of old flooring out, one level floor in, before the new cabinets went on top
Under the worn wood-look sheet was a layer of brick-pattern vinyl glued to the subfloor. Both came out, the adhesive was scraped, the subfloor was screwed down and patched, and the same plank as the living room ran under the new cabinets so the kitchen can be changed later without touching the floor.

1970s sheet vinyl replaced with a hexagon porcelain tile floor, levelled and sealed
The old vinyl hid a subfloor that rocked. We replaced the damaged sheathing, screwed the rest down, set cement board, then laid hex porcelain with levelling clips so every edge sits flush. Grout sealed on day two.

New wood plank floor through a living room with arched openings — and one post to work around
Open-plan room with a structural post and three arches, which means a lot of scribing. We ran the planks the long way so the room reads bigger, cut tight to the post and the arch returns, and finished with flush transitions into the hall and kitchen.

A garden shed turned home office — insulated, drywalled, and floored in waterproof plank
An unheated shed on a slab. After insulation and drywall we installed rigid-core (SPC) vinyl plank over a vapour barrier — the right choice for a slab that sees Seattle ground moisture — with a matching quarter-round.

Six things every Inreal flooring contract includes
WA-registered, bonded, insured
Registration #INREAI*784MG, a $30,000 contractor bond and $1M/$2M general liability — certificates attached to every quote so you can verify us before signing.
Per-square-foot price, held 30 days
What’s on the quote is what’s on the invoice. If the subfloor needs more than we saw, you get a photo and a price before we continue.
Our crew, dated schedule
No subcontractors. You know who’s coming, which day, and how many days — and you get a photo update each evening.
Subfloor photographed before it’s covered
You see the levelled, screwed-down subfloor and the vapour barrier before a single plank goes on.
Dust contained, home protected
Plastic on doorways, floors and stairs masked, HEPA vacuums on sanders. Old flooring gone the day it comes up.
12-month workmanship warranty
A plank that lifts, a transition that loosens, a squeak that comes back — we return and fix it at no charge.
Check us before you let us in the door
Washington law requires every contractor to be registered, bonded and insured. Plenty of “handymen” quoting your job are not. Here’s our paperwork so you can verify it yourself in about a minute.
Verify it yourself: search our registration number on the Washington State L&I Verify a Contractor page — you’ll see the active licence, the bond, the insurance, and that we have no lawsuits, violations or L&I tax debts on record. A current certificate of insurance and our L&I printout go out with every quote, and we’ll name you as certificate holder on request.

These guys are absolutely fantastic. I will be hiring and referring them business any chance I get.
Very professional, excellent work ethic, clean job site, great staff, and nothing changed on the agreement on price. The quality of the work was perfect.
I was especially impressed by how thoroughly they protected the floors before getting started, using masking to ensure everything was safe. Once the job was complete, they left the place spotless.
The contractor was punctual, skilled, and completed the job with great attention to detail. The finish is clean, the fit is perfect, and the entire process was handled professionally.
Seattle, the Eastside, South Sound and the Kitsap Peninsula
Most of our flooring work is in Seattle’s older neighbourhoods — Ballard, Greenwood, West Seattle, Columbia City — and in the 1970s–90s homes of Renton, Kent and Federal Way where original carpet and vinyl are finally coming out. We cover Bellevue and Redmond, drive down to Tacoma, and take the ferry to Bremerton and Bainbridge.

Questions Seattle homeowners ask before hiring a flooring contractor
How much does flooring installation cost in Seattle?
Installed, including material and labour: luxury vinyl plank $5–$10 per sq ft, laminate $4–$8, engineered hardwood $9–$16, solid site-finished hardwood $11–$20, porcelain tile $14–$28. Removing the old floor adds $1–$3 per sq ft and subfloor repair $3–$8 where needed. A 1,200 sq ft main floor in mid-range LVP typically lands between $6,000 and $12,000.
What’s the best flooring for Seattle’s climate?
For kitchens, basements, entries and anywhere wet boots land: waterproof luxury vinyl plank or porcelain tile. For living areas and bedrooms where you want real wood: engineered hardwood handles our humidity swings better than solid, and can go on a slab. Solid hardwood is still the best long-term choice for above-grade rooms in older homes — it just needs proper acclimation and a humidity-controlled house.
Do you refinish hardwood floors or only install new ones?
Both. If your hardwood is structurally sound, sanding and refinishing costs $4–$7 per sq ft — a third of replacement — and lets you change the colour. If it’s just dull and lightly scratched, a screen-and-recoat polish at $1.50–$3 per sq ft brings the finish back in a day. We’ll tell you on the site visit which one your floor actually needs.
Can you install flooring I’ve already bought?
Yes. We install customer-supplied hardwood, LVP, laminate and tile at labour-only rates. We’ll check the product’s subfloor and underlayment requirements before we start so the manufacturer’s warranty stays valid.
Can luxury vinyl plank go over my existing floor?
Often over a flat, well-adhered tile or sheet vinyl floor, yes. Never over carpet, loose laminate or floating floors, and not over anything with dips greater than 3/16″ in 10 ft. We check flatness with a straightedge on the site visit and price any levelling separately.
How long does it take to install new floors?
One or two rooms: 1–2 days. A whole main floor of about 1,200 sq ft in LVP or laminate: 2–3 days. Hardwood that’s sanded and finished on site: 5–7 days including drying time. Tile bathrooms: 2 days. Add 3–7 days before install for the material to acclimate in your home.
Why does my new floor squeak or feel hollow?
Almost always the subfloor: loose sheathing, a dip that wasn’t levelled, or an underlayment that doesn’t match the product. It’s the most common flooring repair we do behind other installers. We fix it by pulling back the affected area, screwing down and levelling the subfloor, and re-laying — not by injecting foam.
Do I need to move out during a flooring job?
No. We work room by room, contain dust with plastic and HEPA vacuums, and keep at least one path through the house usable. For site-finished hardwood, plan to stay off the floor for 24 hours after each coat and keep pets out until the finish cures.
Is Inreal a licensed flooring contractor in Washington?
Yes, and you can check it in a minute. Inreal Construction is registered as INREAL INC with the Washington State Department of Labor & Industries — general contractor registration #INREAI*784MG, UBI 604 922 738 — with a $30,000 contractor bond (Contractors Bonding & Insurance Co, bond SN7110) and $1,000,000 per occurrence / $2,000,000 aggregate general liability through CBIC (RLI), plus workers’ compensation for our crew. Look us up on the L&I Verify a Contractor page: no lawsuits against the bond, no licence violations and no L&I tax debts on record. Certificates go out with every quote, and we’ll add you as certificate holder on request.
Do you also do tile showers, kitchens and full remodels?
Yes — flooring is often the last step of a bigger job. We do tile showers and backsplashes, kitchen renovations, bathroom remodels and whole-house remodels, so the floor, cabinets and trim are planned together.
