Fence pricing is usually quoted per linear foot — the length of the fence line. Once you know that number, estimating your project is simple. Here’s how fence costs work in the Seattle area, using our own published rate as a real example.
Our rate: $40 per linear foot, material included
Inreal Construction installs standard cedar and vinyl privacy fences for $40 per linear foot, material included. Gates, steep slopes and old fence removal are measured on site and added in writing.
| Example yard | Fence length | Estimated cost at $40/ft |
|---|---|---|
| Small side yard | ~50 ft | ≈ $2,000 |
| Typical back property line | ~100 ft | ≈ $4,000 |
| Backyard, three sides | ~200 ft | ≈ $8,000 |
| Large lot | 300+ ft | ≈ $12,000+ |

Do you need a permit for a fence in Seattle?
In Seattle, typical backyard fences up to 6 feet are generally allowed without a building permit; taller fences, fences on retaining walls and front-yard fences have additional height rules. Other cities have their own rules — check with your city or ask your contractor to confirm before building.
Repair or replace?
- Usually a repair: 1–3 damaged posts or panels, a sagging gate, a single cracked vinyl panel.
- Usually a replacement: widespread rot, fences older than 15–20 years, most posts leaning.
