New gutters and downspouts on a rebuilt porch roof.
A $200 gutter cleaning skipped in October becomes a $4,000 fascia and siding repair by March.
Puget Sound homeowners call us about the same four problems every fall. Each one starts with water going where a working gutter would have sent it away.

Clogged gutters rot the fascia and roof edge
Fir needles and moss hold water against the fascia board all winter. By spring the wood is soft, the drip edge is rusted, and the new gutters have nothing solid to hang on.

Overflow goes into the basement and crawl space
Water sheeting over the gutter lands at the foundation. In Seattle’s clay soils that means a wet crawl space, mold, and a sump pump you never planned to buy.

Leaking seams stain siding and erode beds
A dripping seam or a downspout that dumps at the wall leaves black streaks on siding, washes out landscaping and splashes mud onto the house every storm.

Cleaning them yourself, twice a year, forever
Two-story ladder work in the rain is the most common way homeowners get hurt at home. Guards and a service plan end the cycle.
Cleaned, fixed or replaced — the same week, at the price we quoted.
- Flat rate, not “starting at.” Cleaning is priced from your address and roof type. Installs get an itemized fixed price after a free measure.
- Every cleaning includes the downspouts. We flush each one, clear the roof valleys, bag the debris and haul it away.
- Photos before and after. You see what was in the gutters and what they look like now — without climbing a ladder.
- Fascia checked on every job. If we find rot, you get a photo and a per-foot price before we touch it. No surprises on the invoice.
Everything your gutters need, from a fall clean-out to a full seamless system
One crew handles cleaning, repair, installation, replacement, guards and the fascia behind them — so you’re not coordinating three contractors for one roofline.

Gutter Cleaning Service
Hand removal of leaves, needles and moss, downspouts flushed, roof valleys cleared, debris hauled away. Roof and gutter cleaning packages available.

Gutter Repair
Resealed seams and end caps, re-hung sagging runs, replaced hangers, corrected pitch, crushed or detached downspouts fixed. Same-week for active leaks.

Seamless Gutter Installation
Seamless aluminum gutters formed on site to the exact length of each run — no mid-run seams to leak. 5" and 6" K-style, hidden hangers, 30+ colors.

Gutter Replacement
Old sectional or rusted gutters removed and hauled off, fascia inspected and repaired, new seamless system with downspouts sized for Seattle rainfall.

Gutter Guards
Micro-mesh and perforated aluminum guards that actually stop fir needles — installed on your existing gutters or with a new system. No foam inserts.

Downspout, Fascia & Soffit Repair
Rotted fascia boards replaced, primed and painted; soffit vents restored; downspouts added, extended or tied into drains so water leaves the foundation.
Seattle gutters need cleaning twice a year — once in late fall after big-leaf maples and firs drop, once in spring before the dry months. Homes under Douglas firs or cedars often need a third visit. Ask about a fall + spring plan: two scheduled cleanings, one price, no calling around in November.

24 hrs after measureThe work day
Landscaping protected, gutters cleaned or installed, downspouts flushed and tested with water, site left cleaner than we found it.

Same day
A construction crew, not a guy with a ladder from a classifieds ad
We frame houses, replace siding and rebuild decks across Puget Sound. Gutters are part of the same exterior work — which is why we can fix the fascia, tie a downspout into a drain, or spot a roof problem instead of just scooping leaves.
Licensed, bonded & insured
WA L&I registration #INREAI*784MG, a $30,000 contractor bond and $1M/$2M general liability through Contractors Bonding & Insurance Company. Certificates sent before we set a ladder.
Same-week scheduling
We hold crew capacity for storm season. Active leaks and overflows go to the front of the line.
We fix what’s behind the gutter
Rotted fascia, soffit, drip edge and siding are repaired by the same crew, not referred out.
Flat rates, no upsell on site
The cleaning price we quote by phone is the price. Add-ons are only what you approve from a photo.
Clean site, protected plants
Debris is bagged and hauled, beds are tarped, and downspouts are tested with water before we leave.
Workmanship warranty
Written warranty on installs and repairs. If a seam we sealed leaks, we come back — no charge.
Check us before you let us in the door
Washington law requires every contractor to be registered, bonded and insured. Plenty of “handymen” quoting your job are not. Here’s our paperwork so you can verify it yourself in about a minute.
Verify it yourself: search our registration number on the Washington State L&I Verify a Contractor page — you’ll see the active licence, the bond, the insurance, and that we have no lawsuits, violations or L&I tax debts on record. A current certificate of insurance and our L&I printout go out with every quote, and we’ll name you as certificate holder on request.

Gutter work rarely photographs well on its own — so here’s the roofline in context: houses we’ve rebuilt, re-sided and repainted, with new gutters and downspouts hung on new fascia. Same house in every pair.
Metal-roof cottage: rotted porch rebuilt, new white gutters and downspouts on the porch roof
The old porch had no working gutter — rain off the metal roof was landing on the deck and soaking the skirting. We rebuilt the porch, wrapped the fascia, and hung a continuous white gutter with a downspout at each corner so the runoff finally leaves the foundation.

Weathered split-level re-sided with new fascia boards and a replacement gutter system
The old sectional gutters were leaking at every seam and the fascia behind them was soft. New fascia, primed and painted, then seamless gutters and downspouts to match the new trim.

Rambler with attached garage repainted, fascia repaired, gutters cleaned, re-pitched and resealed
Before the paint went on, we cleaned the gutters, corrected the pitch toward the downspouts and resealed the seams and end caps, then replaced two rotted fascia sections — so the new finish sits on a dry, working roofline.

Fire-damaged two-story rebuilt with new fascia, seamless gutters and downspouts
After the frame and siding went on, we hung 5" seamless aluminum gutters with hidden hangers and white downspouts routed to the new drainage — one crew, one roofline, no seams to leak.

What Seattle-area homeowners say after the job
Very professional, excellent work ethic, clean job site, great staff, and nothing changed on the agreement on price. The quality of the work was perfect.
Roof vents, meeting code for crawl space, painting deck and a bunch of other work. Responsive and demonstrate huge ownership of their work. Hard to find such contractors.
Project was completed quickly and on budget. They refaced a dated fireplace and installed two picture windows. Really high quality job in record time.
I was especially impressed by how thoroughly they protected the floors before getting started. Once the job was complete, they left the place spotless.

What homeowners ask before booking
How much does gutter cleaning cost in Seattle?
Most single-story homes in the Seattle area run $150–$250 and two-story homes $225–$400, including downspout flushing and removing debris from roof valleys. Steep roofs, gutter guards or heavy moss add to the price. We quote a flat rate by phone from your address and roof type, so the number doesn’t change on the day.
How often should gutters be cleaned in the Seattle area?
Twice a year for most homes: late fall after the leaves and fir needles drop, and again in spring before the dry season. Homes under Douglas firs, cedars or big-leaf maples often need a third cleaning. Our fall + spring plan books both visits at once.
Can sagging or leaking gutters be repaired, or do I need new gutters?
Most problems — leaking seams and end caps, loose hangers, pulled-away sections, a crushed downspout — are repairs under $650. We recommend replacement when gutters are rusted through, have multiple failed seams, or the fascia behind them is rotted. We’ll tell you which one it is with photos, not a sales pitch.
What does seamless gutter installation cost?
Seamless aluminum gutters in King, Pierce and Kitsap County typically run $9–$15 per linear foot installed, including downspouts and hangers. A typical 150–200 ft home lands between $1,500 and $3,000. Copper, steel and oversized 6-inch gutters cost more. You get a fixed written price after a free on-site measure.
Seamless or sectional gutters — what’s the difference?
Sectional gutters come in 10-ft pieces joined with sealed seams — and every seam is a future leak. Seamless gutters are formed on site from a coil to the exact length of each run, so the only joints are at corners and outlets. They cost a little more per foot and last far longer in Seattle rain.
Are gutter guards worth it in Seattle?
For homes under fir and cedar trees, yes — micro-mesh guards keep needles out and cut cleanings from two or three a year to a quick rinse. Cheap foam or plastic inserts clog with needles and moss within a season, so we only install micro-mesh and perforated aluminum guards.
Do you replace rotted fascia and soffit when installing gutters?
Yes. Rotted fascia is the most common surprise behind old Seattle gutters. We replace the board, prime and paint it, and hang the new gutters on solid wood — priced per foot and shown to you with photos before we proceed.
Do you clean downspouts and underground drains?
Every cleaning includes flushing each downspout and checking flow at the outlet. Underground drain lines that are clogged can be jetted as an add-on; we’ll tell you if the water isn’t going where it should.
Do you do roof and gutter cleaning together?
Yes — moss treatment and blowing off the roof can be added to any gutter cleaning, and it’s cheaper as one visit than two. We’ll also flag lifted shingles, exposed nails or flashing gaps we see while we’re up there.
Are you licensed and insured?
Yes, and you can check it in a minute. Inreal Construction is registered as INREAL INC with the Washington State Department of Labor & Industries — general contractor registration #INREAI*784MG, UBI 604 922 738 — with a $30,000 contractor bond (Contractors Bonding & Insurance Co, bond SN7110) and $1,000,000 per occurrence / $2,000,000 aggregate general liability through CBIC (RLI), plus workers’ compensation for our crew. Look us up on the L&I Verify a Contractor page: no lawsuits against the bond, no licence violations and no L&I tax debts on record. Certificates go out with every quote, and we’ll add you as certificate holder on request.
